Romance the Buyer
Setting up your home for potential buyers is often like romancing someone with a candlelit dinner. The point of the dinner is to connect with them to find out if you are a good match. The difference between someone who is motivated to put in an offer on your home now or wait it out to see if the price goes down is how much they really want it. When you are decorating your home to sell you should be conscious that you are trying to romance the prospective buyers! Some tips to follow when staging your home are:
Update your curb appeal. The outside of the home is often the first thing a potential buyer sees. Make sure the front-door area looks nice.
Arrange the furniture. Showcase the room by removing any large pieces of furniture, and move things around so traffic flows smoothly. If you want to make a room look bigger pull the furniture off the wall a little bit so people can really see the perimeter of the room.
Get rid of bad odors. People will automatically notice if your home smells bad the moment they walk through the door. If you have pets, smoke or have been cooking make sure you air out your home and use candles or air freshers to make it smell good!
Perform any repairs. If you still have that hole in the wall that needs to be covered up, loose handrails, or cracks in the driveway it's important to fix those. The cost to make the repairs often cost less than what potential buyers might deduct from their asking price.
Clean the house from top to bottom. Take the time to really clean the house thoroughly from the windows ton the bathroom grout. The small things can really count!
